Villas that were initially launched off-plan for under three million dirhams are now averaging around AED 6.52 million, according to market data from the first quarter of 2023. Meanwhile, buyer interest continues to grow. 

Where Yas Acres sits – and why that matters

Located on the northwest edge of Yas Island, the community enjoys quick access to the Sheikh Khalifa Highway. Residents can reach Yas Mall and the Formula 1 circuit in just ten minutes, while Abu Dhabi International Airport is conveniently within a fifteen-minute drive. Local brokers even claim that it takes only five minutes to get to the mall during off-peak traffic, making everyday errands pleasantly easy. 

A snapshot of daily life

Green avenues meander around a floodlit, links-style golf course, while waterfront boardwalks connect to pocket marinas where kayaks and small boats are docked. Families are well accommodated, with SABIS International School and Yas American Academy located on the island, ensuring that classrooms are within a five-minute drive of most homes. The Dahlias project has officially entered the market and is currently under active construction, with a handover scheduled for the third quarter of 2025. Entry prices start at AED 2.49 million, and purchasers benefit from a staggered payment plan of 40% upfront and 60% upon completion, allowing them to retain the majority of their capital until the project is complete. The enclave is situated behind the main fairways, so many plots offer long green views without the additional expense associated with front-row locations.

The Magnolias reached practical completion in August 2024, but many properties are still considered off-plan as they are being resold before final snagging. The initial launch prices were the same as The Dahlias, starting at AED 2.49 million. However, the focus here is on larger duplexes and five- and six-bedroom villas. This is reflected in the current secondary listings, which typically range from AED 10 to 11 million for homes with golf views. 

The Cedars project is technically complete, with keys delivered between late 2019 and 2020. Comparative analysis reveals that villas in Yas Acres are selling for a lower AED per square foot than those in Saadiyat, while still offering competitive yields. As supply continues to tighten, analysts predict a further convergence in prices between the two areas. 

How a typical purchase unfolds

Most buyers start with a 5% reservation. Aldar issues the Sale and Purchase Agreement within a month. After that, milestone payments are made in forty per cent increments as construction progresses, with the remaining sixty per cent due upon handover. Off-plan deals are registered in the DARI escrow system to protect all payments until the project is completed. Once the keys are handed over, the developer conducts a thorough snagging inspection and provides a briefing on service charges. After this, owners can immediately rent out the property; short-term holiday rental licenses are popular, especially for homes located near the golf course.
